We Just Surpassed 8,000 Reviews..

At Roav Retreats, we quietly crossed a big milestone: we’ve now received 8,000+ public reviews across our portfolio.

Here’s the breakdown:

Across our portfolio:

-Airbnb Account 1: 7,338 Airbnb reviews at an average rating of 4.82

-Airbnb Account 2: 475 additional Airbnb reviews at an average rating of 4.89 (higher due to having less listings in an urban setting)

-281 Google reviews at an average rating of 4.9

-More coming from VRBO & Booking.com but those are harder to get clean data from.

That works out to a weighted average of roughly 4.83 stars across 8,094 reviews.

This isn’t a handful of happy guests.
It’s thousands of independent data points over 6+ years.

How That Compares To The Market

Across Airbnb, most research puts the average listing rating around 4.7–4.8 out of 5.

A 4.8 is often treated as the “line” between good and truly top‑tier.

On top of that:

Very few individual listings ever cross hundreds of reviews.

It’s even rarer to maintain 4.8+ as the review count climbs.

So when a management company is sitting at 4.8+ across 8,000+ reviews, it signals two things:

Consistency: Not just one standout property, but a system that produces great stays over and over.

Durability: You don’t maintain that rating at this volume unless the experience is repeatable, documented, and obsessively managed.

What This Means As An Owner:

If you own a high‑value vacation home, your bar is different:

You don’t want “a manager.”

You want a steward of your asset.

Our philosophy at Roav Retreats is simple:
If we obsess over the guest experience, our owners win.
